Should I Sell My Land or Keep It? 8 Questions to Ask

Updated September 2026 by Cooper and Jennifer Best, Best Land Holdings.

Land has a reputation as a safe place to park money, and sometimes it is. But vacant land also costs money every year and earns nothing unless it is used, leased or appreciating. These questions can help you decide whether to keep your land or sell it.

1. What does it cost you each year?

Add up property taxes, insurance, any association dues, mowing or clearing required by the county, and travel to check on it. Multiply by the years you expect to hold it.

2. Do you have a real plan for it?

Building a home, retiring there, hunting, farming or passing it to a child who wants it are all good reasons to keep land. "Someday" often turns into decades.

3. Is the area growing?

Land near expanding towns, new roads or utilities may appreciate faster. Remote land far from growth often rises slowly, if at all, after costs.

4. Could the money do more elsewhere?

Consider what the sale proceeds could do if invested, used to pay off debt or put toward another goal.

5. Are you behind on taxes?

Unpaid taxes grow with penalties and can eventually lead to a tax sale. See selling land with back taxes.

6. Will your heirs want it?

Land left to several heirs can become hard to sell later. See selling land owned with family.

7. Would you rather have income than a lump sum?

If you like the idea of monthly payments, seller financing lets you sell and still earn interest.

8. What is it actually worth today?

You cannot decide well without a real number. Get a free written offer; it costs nothing and does not obligate you. Our guide on how land is priced shows how to check any offer.

Frequently asked questions

Is vacant land a good investment?
It can be, especially near growth. But it earns nothing while you pay taxes and upkeep, so the math depends on your land and plans.

Will getting an offer obligate me to sell?
No. Our offers are free and there is no obligation.
