How to Sell Land Fast: 7 Ways to Speed Up a Vacant Land Sale

Updated September 2026 by Cooper and Jennifer Best, Best Land Holdings.

Vacant land is one of the slowest things to sell in real estate. There is no kitchen to show off, fewer buyers can pay cash, and banks are cautious about land loans. It is common for rural acreage and lots to sit listed for many months, sometimes more than a year. If you want the land sold quickly, the steps below make the biggest difference.

1. Know your number before anyone else does

Overpricing is the most common reason land does not sell. Pull recent sold prices (not asking prices) for similar parcels in the same county: similar size, similar road access, similar utilities. Our guide on how vacant land is priced shows exactly what to compare.

2. Gather the basics in one place

Buyers move faster when they do not have to dig. Have the parcel number, acreage, a copy of the deed, the current tax bill, and any survey, plat or perc test. If you do not know your parcel number, see how to find your parcel number.

3. Clear up back taxes and title questions early

Back taxes, an old unreleased mortgage, or a deed still in a deceased relative's name will not stop a sale, but they slow it down if they are discovered late. Look up your tax status on the county website and read selling land with back taxes.

4. Make access and boundaries obvious

Buyers want to know how they get to the land and where it starts and stops. Note the road frontage or easement, and flag corners if you can. If the parcel has no legal access, say so up front and see selling landlocked land.

5. Use good photos and a map

A few clear photos of the road, the entrance and the land itself, plus an aerial or county GIS map with the boundary outlined, answer most first questions without a phone call.

6. Offer seller financing

Many land buyers cannot get a bank loan for raw land. Offering terms, such as a down payment and monthly payments, widens your pool of buyers and can bring a higher total price. See seller financing for land.

7. Sell directly to a cash land buyer

If speed and certainty matter more than squeezing out the last dollar, a direct sale is usually the fastest route. There is no listing period, no showings and no waiting on a buyer's loan approval. With us, you get a written offer, usually within 48 hours, and most sales close in about 2 to 4 weeks depending on the county and title work. We pay the normal closing costs, and you can sign with a mobile notary from home. Compare the options in selling land with or without a realtor.

What slows a land sale down

  • Heirs who have not agreed to sell, or an estate that has not been opened.
  • Unknown or disputed boundaries.
  • No legal road access.
  • A price set from the tax assessment instead of real sales.
  • A buyer who needs financing that falls through late.

Frequently asked questions

How fast can vacant land sell?
Listed on the open market, it often takes several months or longer. A direct cash sale can close in a few weeks once title work is done.

Do I need a survey to sell land?
Not always. Many sales close without a new survey. A buyer or lender may ask for one; in a direct sale to us, we decide whether one is needed and handle it.

Is it better to list with an agent or sell for cash?
Listing can bring a higher price for well-located land with good access. A direct sale trades some price for speed, certainty and no fees. We are happy to tell you honestly which fits your parcel.
