How to Sell Land in Another State Without Traveling
Updated September 2026 by Cooper and Jennifer Best, Best Land Holdings.
A large share of the land we buy is owned by people who live somewhere else: an inherited tract back home, a lot bought years ago on a trip, or acreage bought as an investment. You can sell it without ever traveling there.
Step 1: Look it up online
Find the parcel on the county property search or GIS map to confirm the owner name, acreage, parcel number and tax status. See how to find your parcel number.
Step 2: Get a sense of value from a distance
Compare recent sold prices of similar land in that county. Satellite and street-level imagery can show access and tree cover. Our guide on how land is priced covers what to look for.
Step 3: Check the buyer
Out-of-state owners are frequent targets for scams, including fake buyers and people who pose as the owner to sell land they do not own. Only work with a buyer who closes through a licensed title company or attorney, and never sign a deed or send money before the closing agent is involved. Read how to avoid land selling scams.
Step 4: Close remotely
The title company or closing attorney in the land's state prepares the documents and sends them to you. You sign in front of a notary where you live. A mobile notary can come to your home; when you sell to us, we arrange and pay for it. Once the deed is recorded, you are paid by wire or check.
State-specific details
Closing customs and transfer taxes vary by state. Our state guides cover the details for each state we buy in, such as North Carolina, Texas and Florida.
Frequently asked questions
Do I have to visit the land to sell it?
No. Most of our sellers never visit. Everything is handled by phone, email, mail and a mobile notary.
Do I need a lawyer in the other state?
Some states customarily close with an attorney; others use title companies. The buyer's closing agent in that state handles it.
How do I get paid?
By wire transfer or check from the title company or closing attorney after the deed records.
