How to Sell Land in Ohio: Closing, Taxes and Timeline

Updated September 2026 by Cooper and Jennifer Best, Best Land Holdings.

We buy in central Ohio, from the growing counties around Columbus to the farm and woodland country of Knox, Licking and Morrow. If you own land in Ohio you no longer want, this guide explains how a sale works here: who handles closing, what taxes and fees apply, how long it takes, and what drives value.

Where we buy in Ohio

We currently buy in 8 Ohio counties: Delaware County, Fairfield County, Franklin County, Knox County, Licking County, Madison County, Morrow County, Union County. Each county page has local details. Not on the list? Call anyway; we still look at parcels statewide.

How closing works in Ohio

Ohio sales close through a title company, which prepares the closing documents, collects payoffs and records the deed with the county recorder. Ohio deeds also go through the county auditor for transfer before recording.

When you sell to us, we close through a licensed Ohio title company. You can sign with a mobile notary wherever you live; you do not need to travel to Ohio.

Transfer taxes and closing costs in Ohio

Ohio charges a state conveyance fee of $1 per $1,000 of sale price, and most counties add a permissive fee of up to $3 per $1,000. It is normally paid by the seller; we pay it for you. We also pay title work, recording and notary fees, so the offer you accept is what you receive, minus any back taxes or liens, which are paid from proceeds.

Ohio property tax programs to know about

Farmland enrolled in Current Agricultural Use Valuation (CAUV) is taxed far below market value. If the land is converted out of agricultural use, the county auditor charges a recoupment of the tax savings for the previous three years. Tell us if your land is in CAUV.

Back taxes on Ohio land

If your property taxes are behind, you can still sell. The closing agent gets a payoff from the county and pays it from the sale proceeds. Penalties and interest grow over time, and unpaid taxes can eventually lead to a tax sale, so it is better to act sooner. See selling land with back taxes.

How long it takes to sell land in Ohio

A listed land parcel can take many months to sell. Selling direct, most of our sellers have a written offer within 48 hours and close in 2 to 4 weeks. Estates, missing heirs or title problems can add time; we flag them early.

What drives land value in Ohio

  • Distance to Columbus and the New Albany growth corridor pushes up homesite values in Licking, Delaware and Union counties.
  • Tillable acreage and drainage (field tile) matter for farm buyers.
  • Wooded acreage in Knox and Morrow counties draws hunting and recreational buyers.

Beyond these, value comes down to recent comparable sales, road access, size, utilities, terrain and flood zones. Read how vacant land is priced, then ask us for a number with the comps behind it.
